Beltline and Mahogany lead this summer’s sales-count comparison. That measures activity—not the return on an individual home.

How the comparison was calculated.

Source: RealtyOS canonical MLS database, extracted September 23, 2026. Records were filtered to Calgary and sold status, dated by the off-market field, and deduplicated by MLS number using the most recently updated record. Blank community names were excluded from the community ranking. Counts are listing sales, not unique homes across their entire history.

The extract contains 5,774 sales across the three months, including 1,667 for August. CREB reports 1,660 August residential sales. Coverage, classification, timing and later updates can differ; this is a RealtyOS analysis, not an official CREB community ranking. CREB’s citywide report provides the comparison total.

Why sales volume is not the same as seller advantage.

A larger community or one with many apartments can generate more transactions. A high count does not establish a faster sale, greater appreciation or less competition. To compare seller conditions, you also need active supply and matching property types.

Beltline’s place in the table should not become a pricing rule for a detached home elsewhere. Compare your own property with homes buyers could realistically substitute for it. The same principle applies within a community when its housing stock varies.

Turn a community ranking into useful questions.

Ask how many similar homes are for sale in your price range, which recently sold, and what buyers received at those prices. Separate detached homes from apartments and renovated homes from projects. Look at the latest listings before deciding what the summer period means for a sale today.

If you are choosing where to move, compare the community’s fit with your commute, household needs and budget alongside the market evidence. Use Calgary community pages to start, then ask Don for a comparison specific to the homes you are considering.
