Know which number answers your question.
Sales show activity. Inventory shows the homes available. Months of supply relates inventory to the recent sales pace. Days on market describes reported sale timing, while a benchmark represents a typical property.
An average or median can move when the mix of homes sold changes. It does not mean every home changed in value by that amount. Compare a consistent property type and period before drawing a conclusion.
