What sold in Wolf Willow this summer?
The RealtyOS sales extract records 18 sold listings in Wolf Willow from June 1 through August 31, 2026. The mix includes 6 semi-detached sales, 5 townhome sales, 4 apartment sales. These are community transactions across all agents, not Don’s personal sales.
| Property type | Sales | Median sale price | Median days on market |
|---|---|---|---|
| Semi-detached | 6 | $552,250 | 62 days |
| Townhome | 5 | $509,500 | 39 days |
| Apartment | 4 | Small sample | Small sample |
| Detached | 3 | Small sample | Small sample |
The table groups the available records by property subtype. Medians are shown only for groups with at least five sales. A small group is best reviewed sale by sale; a mixed community median is not a price estimate for an individual home.
How to use the Wolf Willow comparisons.
For semi-detached homes, compare build era, finish quality, layout, lot use and garage arrangements. A nearby detached or newer infill sale can provide context, but it should not replace a matched comparison.
With only 18 recorded sales in the three-month period, avoid treating a single median as a stable market trend. Start with the closest matches and widen the date range or search area only when the property differences can be explained.
Ask which sales match your size, build era, condition and location within the community. Review the active homes buyers could choose today as a separate step. A sale from the summer establishes historical context; the latest competition helps position a listing now.
Prepare the details that support your price.
Have measurements, renovation details and permits ready. Present the main living layout, private outdoor area and parking clearly so buyers can compare the home on its own merits.
Make a short property file with improvement dates, warranties, included items and the work still needed. List the features a buyer can verify in person. Don can then decide how the photos, measurements and written description should present those strengths.
Before committing to a large renovation, compare its cost and timing with the competing homes. Cleaning, maintenance and a clearer layout may be more useful than choosing new finishes for a buyer whose preferences you do not know.
What does it cost to sell a home in Wolf Willow?
Don’s fee is 2% combined commission: 1% for the listing brokerage and 1% for the buyer’s brokerage, plus GST. That includes pricing advice, professional photography, MLS® exposure, showing coordination and negotiation through the sale.
For a worked example at $550,000, the 2% combined commission is $11,000 before GST. The 7%/3% comparison is $20,500, leaving $9,500 more before GST at the same sale price. This round-number example is not a valuation of your home.
Add the mortgage payout, lender charges, legal work and moving expenses to estimate the equity available for your next property. Use the commission calculator or full selling-cost worksheet with your own numbers.

Send Don your Wolf Willow address, recent improvements and the date you hope to move. He can review comparable homes, the current competition, preparation priorities and the commission estimate.
If you are buying next, include the property type and budget you have in mind. The sale and purchase should work together so you can choose dates and terms with the whole move in view.

Source: RealtyOS canonical MLS database, extracted September 26, 2026. Calgary records were filtered to sold status and an off-market date from June 1 through August 31, 2026, then deduplicated by MLS number using the latest update. Property-subtype groups use the recorded MLS classifications.
Counts are sold listing records; repeat listings of the same address can be separate transactions. Missing or non-positive prices are excluded from price medians. The off-market date can differ from a closing date. This is a defined RealtyOS research sample, not an official CREB community total. The complete period makes the communities comparable without presenting an unfinished September as a full month.
